BASIC PACKAGE – NO CURE, NO PAY

We handle the rental of your property and send you an email when there’s a booking, so you can arrange cleaning and key handover with the guest yourself.

PREMIUM PACKAGE – €35 per month per property

In addition to everything in the Basic package, your holiday home is included in our marketing and that of our partners. You get access to the owner portal for full online insight and the ability to make your own bookings. You stay in control — we just make it easy.

DELUXE PACKAGE – €75 per month per property

For those who want complete peace of mind. We handle rentals and include your property in all our marketing efforts. You’ll have access to the owner portal for full transparency. We also take care of everything practical: key management, cleaning, and maintenance. We handle it all—so you can simply enjoy.

The 20% commission includes a fee for BOHO HOUSES, covers the commissions paid to all booking platforms, and provides access to the system.

The 20% commission applies to all rental packages and only applies per booking. No booking means no (additional) costs. Rental packages start from as little as €0 per month.

Start-up Fee
The start-up fee covers the onboarding costs — also known as the entry fee — to get your holiday home ready for rental. This includes the following:

High-quality photos are essential for renting out your property successfully. It’s the first impression that determines whether a guest wants to book or not. A professional photo shoot will be arranged by a specialized photographer. The photos will, of course, remain your property.

↬ Text Content
BOHO HOUSES will provide attractive and suitable promotional text for your listing. These will be translated and published in five languages on our website.

↬ Pricing
We will also set appropriate, market-based pricing, which will be regularly monitored and adjusted based on availability.

↬ Booking Platforms
Your holiday home will ultimately be listed on more than 10 different booking platforms.

We offer free support when switching from other providers or if your property is already listed on booking platforms like Booking.com or Airbnb. Our technical team can handle the transition easily for you.

Depending on whether it's a switch from another provider and how easily the photographer can access the property, the setup and listing process usually takes 2 to 3 weeks maximum.

The owner portal is a private area on the BOHO HOUSES website for each owner, where everything can be accessed in one place. After logging in, the owner has:

• Access to all bookings
• Access to invoices
• Access to communication with guests
• The ability to reserve the holiday home for personal use
• Access to his personal promotional link for his social media or mailings

With Rental Package 1, there are no monthly fees. The start-up fee will be invoiced once.

For the other packages, the monthly fee associated with your package will be settled afterward through the rental income payout of your holiday home. It's all taken care of automatically, so you don't need to worry about it.

If there is a month without rental income, for example because you are using the property yourself or due to maintenance, the monthly fee will still be invoiced.

The 20% commission is simply deducted from the rental payout.

Yes. However, BOHO HOUSES is a rental platform – that's our expertise, and what we do best. Other services such as cleaning, key management, and maintenance are best left to specialists in those fields. We don't handle these tasks ourselves, but we're happy to guide and advise you in finding the right professionals for your holiday home.

Every homeowner has personal preferences about how and with whom to arrange these services. We can introduce you to several reliable service providers. Our recommendation will depend on the location of your property, so feel free to discuss it with us – we have the knowledge and experience to assist you.

Step-by-step plan for arranging a key manager, cleaner, and/or maintenance specialist:

1. We advise you on the specialists and provide their contact information.
2. You, as the owner, contact the relevant specialist directly.
3. You, as the owner, enter into an agreement with them.
4. Starting from the Valencia rental package, we can take over communication with these specialists from day one, and also manage payments if desired. You’ll be completely relieved of this responsibility.

Yes, every guest pays a €75 booking fee per reservation at BOHO HOUSES. This fee covers services such as support via phone, email and WhatsApp, listings on various booking platforms, payment processing, and more.

It is automatically included in the booking and has no impact on your earnings.

All rental income payments will be processed in the first week of the following month after the client's return.

After one year, you can cancel your contract on a monthly basis, effective from the 1st of the following month, with a minimum notice period of 2 weeks.

You always have full control over your own property. Starting from Package 2, access to the owner portal is included, allowing you to track all bookings and even reserve your own holiday.
