It’s easier than you think! You can choose from three rental packages:

PACKAGE 1 – NO CURE NO PAY
We take care of the rental of your holiday home. You handle key management, cleaning, and maintenance yourself, based on booking confirmations you receive via email.

PACKAGE 2 – €35 per month per property
We handle the rental, and you get access to your personal owner portal where you can view invoices, manage your bookings, and take care of key handling, cleaning, and maintenance yourself.

PACKAGE 3 – €75 per month per property
We manage the rental and provide full access to your owner portal. In addition, we take complete care of key management, cleaning, and maintenance — so you can enjoy hassle-free letting.

The 20% commission includes a fee for BOHO HOUSES, covers the commissions paid to all booking platforms, and provides access to the system.

The 20% commission applies to all rental packages and only applies per booking. No booking means no (additional) costs. Rental packages start from as little as €0 per month.

Start-up Fee
The start-up fee covers the onboarding costs — also known as the entry fee — to get your holiday home ready for rental. This includes the following:

Photography
High-quality photos are essential for renting out your property successfully. It’s the first impression that determines whether a guest wants to book or not. A professional photo shoot will be arranged by a specialized photographer. The photos will, of course, remain your property.

Text Content
BOHO HOUSES will provide attractive and suitable promotional text for your listing. These will be translated and published in five languages on our website.

Pricing
We will also set appropriate, market-based pricing, which will be regularly monitored and adjusted based on availability.

Booking Platforms
Your holiday home will ultimately be listed on more than 10 different booking platforms.

Of course!
We offer free support when switching from other providers or if your property is already listed on booking platforms like Booking.com or Airbnb. Our technical team can handle the transition easily for you.

Depending on whether it's a switch from another provider and how easily the photographer can access the property, the setup and listing process usually takes 2 to 3 weeks maximum.

The owner portal is a private area on the BOHO HOUSES website for each owner, where everything can be accessed in one place. After logging in, the owner has:

• Access to all bookings
• Access to invoices
• Access to communication with guests
• The ability to reserve the holiday home for personal use

With Rental Package 1, there are no monthly fees. The start-up fee will be invoiced once.

For the other packages, the monthly fee associated with your package will be settled afterward through the rental income payout of your holiday home. It's all taken care of automatically, so you don't need to worry about it.

If there is a month without rental income, for example because you are using the property yourself or due to maintenance, the monthly fee will still be invoiced.

The 20% commission is simply deducted from the rental payout.

BOHO HOUSES is a rental platform — it’s what we specialize in and what we do best. Tasks like cleaning, key management, and maintenance are best left to professionals in those fields. We don’t handle these services directly, but we’re happy to guide you toward the right specialist for your holiday home.

Each owner handles these matters in their own way. Some prefer the convenience and lower cost of a key safe or digital lock, while others value a personal welcome for guests. One owner may like a particular cleaner, while another has totally different preferences. And so on.

Step-by-step plan for arranging key management, cleaning and/or maintenance:

1. We recommend specialists and provide their contact details to the owner
2. The owner contacts the relevant party directly
3. The owner enters into a direct agreement with them
4. From Rental Package 3 onwards, we can take over communication and payments with those specialists from day one

Yes, every guest pays a €75 booking fee per reservation at BOHO HOUSES. This fee covers services such as support via phone, email and WhatsApp, listings on various booking platforms, payment processing, and more.

It is automatically included in the booking and has no impact on your earnings.

We live and work in Spain, so meeting in person here is easy. It’s nice for both sides to know who they’re dealing with.

After one year, you can cancel your contract on a monthly basis, effective from the 1st of the following month, with a minimum notice period of 2 weeks.

You always have full control over your own property. Starting from Package 2, access to the owner portal is included, allowing you to track all bookings and even reserve your own holiday.
